If you manage a commercial building in Texas, you have a flat or low-slope roof, and you have a maintenance line item that never quite goes away.
Understanding where these roofs fail makes the repair-versus-recoat-versus-replace decision much simpler.
Failure point one: seams
A membrane roof, whether TPO, EPDM or modified bitumen, arrives in rolls. Every roll has to be joined to the next one, and every joint is a seam. Heat-welded, adhered or torched, seams are where the system is only as good as the day it was installed and the weather that day.
Thermal cycling works those seams relentlessly. Texas gives a roof a wide daily temperature swing, every day, for decades. Seams open long before the field of the membrane wears out.
Failure point two: penetrations
Count the things sticking through a commercial roof: HVAC curbs, exhaust fans, vent stacks, conduit, grease ducts, satellite mounts, lightning protection. Each one is a hole in a waterproof surface, sealed with a detail that has a shorter service life than the membrane itself.
Most of the emergency calls we take on flat roofs trace back to a penetration detail, not the membrane.
Failure point three: ponding water
"Flat" roofs are supposed to have slope. Many do not, either by original design, by deck deflection over time, or because insulation settled. Water stands, sometimes for days.
Standing water is brutal on most roofing chemistry. It degrades acrylic coatings, accelerates seam failure, adds structural load, and turns any minor breach into continuous water entry rather than an occasional one.
What a silicone system does about it
Silicone coatings are applied as a liquid and cure into a single continuous, fully-adhered membrane across the entire roof, including over the seams and around the penetrations, which are reinforced with fabric first.
The result addresses all three failure points at once:
- No seams. The membrane is monolithic, so there is nothing to open up.
- Reinforced details. Penetrations are stripped in and encapsulated instead of relying on a collar and sealant.
- Ponding tolerance. Silicone is the one common coating chemistry that does not break down where water stands. This is the reason it dominates in wet-climate and poor-drainage applications.
Add high reflectivity, where a bright silicone surface reduces rooftop temperature substantially, and the cooling load on the building drops along with the thermal stress on everything underneath.
The part that determines success
Coating is the last step, not the job. A silicone system installed over an unprepared roof will fail, and it will fail expensively.
Proper installation means: a full moisture survey to find and remove wet insulation, replacement of loose or backed-out fasteners, seam repair and reinforcement, rust treatment on metal roofs, cleaning and priming as the substrate requires, and only then the base and top coats at the specified mil thickness.
When someone quotes a coating job at a price that seems too good, the prep is what got cut.
The economics for a property owner
Three points usually decide it:
- A restoration typically runs well below the cost of a tear-off and replacement
- Depending on how the work is structured, it may be treated as a maintenance expense rather than a capital improvement, which is worth a conversation with your accountant
- The system is renewable: at the end of the warranty term the roof can be recoated rather than replaced, which resets the clock again
The candidate roof is one that is aging and leaking at details, but structurally sound with dry insulation. If the deck is compromised or the insulation is saturated across the field, replacement is the right answer and we will tell you so.
