If the second floor of your house is always warmer than the first, your air conditioner is not the problem. Your attic probably is.

The physics, briefly

Attic ventilation works on a simple principle: cool air enters low at the eaves through soffit vents, warms, rises, and exhausts high near the ridge. That continuous flow carries heat and moisture out of the attic before either can do damage.

Break any part of that loop and the system stops working. The most common break we find is not a missing ridge vent. It is soffit vents that have been sealed shut by insulation blown up against them, or painted over during a siding job.

Without intake, exhaust vents have nothing to pull from. The attic becomes a sealed oven.

What that costs you

Three separate bills:

  • Energy. A poorly ventilated Texas attic can exceed 150°F on a summer afternoon. That heat radiates down through the ceiling and your AC fights it all day, every day.
  • Shingles. Heat trapped under the decking cooks the asphalt from beneath. Roofs on unventilated attics age visibly faster, and some manufacturer warranties are void without code-compliant ventilation.
  • Moisture. Winter condensation in an unventilated attic causes mold, rusted fasteners and delaminated decking. Yes, in Texas.

How to check yours

Three things any homeowner can do:

  1. Look up at your eaves from the ground. You should see vents: continuous perforated soffit panels or individual vents spaced along the run. If the underside of the eave is solid, you have no intake.
  2. Look for exhaust at the top. A ridge vent running the length of the peak, box vents near it, or turbines. You should have one of the three.
  3. Go into the attic on a hot afternoon. It will be hot regardless, but it should not feel dramatically hotter than outside, and you should feel some air movement. Check whether insulation is packed against the eaves, blocking intake.

The rules that matter

Code generally calls for one square foot of net free vent area per 150 square feet of attic floor, or 1:300 when the ventilation is balanced between high and low placement and a vapor retarder is present.

The part that gets missed constantly: intake and exhaust must be balanced. Adding exhaust vents without adequate soffit intake can make things worse, because the exhaust starts pulling conditioned air out of your living space through ceiling penetrations instead of pulling outdoor air through the soffits.

What fixing it looks like

Usually less involved than homeowners expect. Depending on the house: installing or opening soffit vents, adding baffles to keep insulation from blocking the eaves, replacing scattered box vents with a continuous ridge vent, and sealing the attic-floor penetrations that let conditioned air escape upward.

We correct ventilation as part of every roof replacement. It is not an upsell, it is a condition of the roof performing as rated. On existing roofs it is often a half-day job with an immediate difference in upstairs comfort.

Worth asking about

Next time anyone is on your roof, ask them what the intake-to-exhaust ratio is and whether the soffits are clear. If they cannot answer, that tells you something about the inspection you just received.
